            A small and limited number of properties to every client:

• Attendance of appropriate Pride Property Management personnel at every regularly scheduled Board Meeting
• Preparation of well-organized meeting agendas and minutes
• Ongoing communication between the Manager and the property decision-maker(s) regarding actions taken and recommended; and complete reporting, including on-site inspection report accompanied by a recommended Plan of Action
• Delivery of complete, up-to-date, easy-to-understand Financial Reports, including payables and arrears, by the 10^th of each month
• Absolutely no intermingling of fund
• Independence from allegiance to individual vendors/contractors/suppliers
• The right of clients to terminate the management contract at any time
• A reasonable fee taken at the end of the month

• Absolutely free management during the transition month
• A refund of half the fee taken during the first four months of our agreement should a client be dissatisfied with our performance for any reason during that time, and
